Shows: Twelve years had applied to actions to recover land since 1 Jan 1879; the 1939 Act restated it. So the 18 May 1939 Parcel B letting (EV-0023) was made while a twelve-year rule was already in force. While a written tenancy runs, the tenant’s years do not count against the landlord. A mere visit or assertion does not stop time (1939 Act s.13, quoted in the judgment).
Does not show: The 1940 Act did not introduce the twelve-year period for land; it restated it.
