D696 — Western Ground Rents records, c.1938–1944

Status: BACKGROUND / PARKED. D696 is not a current priority work package.

The family already has the May 1939 WGR–John Williams agreement and plan, and that plan has been conclusively analysed as Parcel B only. The family also states that rent on Parcel A had ceased in 1928. Consequently the D696 rental books do not need to be inspected merely to re-prove the tenancy boundary.

Retrospective archive lead (R52, 11 June 2026): the supplied summary of the email reports a three-volume D696 collection, c. 1938–1944, and an archivist’s suggestion to cross-search “Western Ground Rents” with “Thomas” for possible Daniel Thomas agreements. This is a specific search suggestion, but it does not identify a particular item or establish a Parcel A connection. See GHF-E106-R52. The status remains BACKGROUND / PARKED unless a precise record lead meets the reopening test below.

When D696 becomes worth pursuing

Only reopen this item if a concrete catalogue or archive lead shows that a D696 record directly concerns Parcel A, the woodland, the land now comprising VG41, or the 1955 taking.

A D696 record that merely repeats the Parcel-B tenancy/rent position adds little. A record showing a separate Parcel-A treatment, a 1955 instruction, a boundary change or a WGR ownership statement could be material.

Project control

D696 is therefore a conditional corroboration source, not a stage-gate deliverable. Family time and archive costs should be directed first to the 1955 execution record, VG41 registration file, current VG41 title, and the woodland title chain.

Interpretation: working hypotheses

Working hypotheses, kept apart from the record above. The record text on this page is unchanged. None of these is a finding: each line is labelled as inference, theory, a reading that cuts against the case, or a discarded theory, and names the evidence it rests on and what would confirm or refute it, so the reader can test it. Updated 25 Oct 2026 (v2: ingredients wording).

Title chain and registration

THEORY · R-01Ground R5: the court's starting point — a Feb 1916 tenancy of "the whole of the farm" and BP's "paper title to the farm" — would fail for the farmhouse if the 1938 Bute → Western Ground Rents conveyance did not include it. The 1905 Bute conveyance and the 1924 drain agreement show Bute dealing with land here, so either the house came back to the main estate by a deed not yet seen, or the 1916 recital is loose.

Would be confirmed by: The 1938 conveyance plan showing the house parcel excluded.

Would be refuted by: The 1938 plan including it. Cuts against: paper title was not in issue in 1987 (E26), and the NLW 33-acre limeworks bundle (1876–1912) fits a letting that ended in 1912 rather than a sale (E43).
