GHF-E119 — 15 May 1924 Bute–Corbett drain agreement and plan

Status: SOURCE IDENTIFIED BY LAND-REGISTRY REFERENCE; LOCAL COPY NOT EMBEDDED. The record is referenced as item 2 in title WA231076. This page currently does not display the source scan. That is not evidence the instrument is missing from HM Land Registry or from all other holders; the filed item and plan still need to be inspected and linked here.

INFERENCE / PROVISIONAL RECONSTRUCTION — NOT A TRANSCRIPTION

The catalogue identifies this as a drain agreement between Bute and Corbett with a plan. Its likely evidential value is to show a drainage arrangement and the land/location it served, subject to the actual wording and attached plan. A drainage agreement is not, merely by existing, proof of a freehold conveyance or of the boundary of Parcel A. Compare the WA231076 registration material and the parcel-title analysis.

2. What is known

Catalogue: GHF-E119 · Type: Agreement with plan · Date of document: 15 May 1924 · Holder: HM Land Registry, WA231076 first-registration file item 2 · Evidence status: PLACEHOLDER orderable on form OC2

DOCUMENTED FACT. The woodland register WA735527 (charges entry 2) describes it as made between John, Marquis of Bute and James Pelham Stuart Corbett, relating to the construction and maintenance of a drain. It is an agreement, not a conveyance, and is not treated as a Williams freehold conveyance.

  • Its plan, and which land it burdens: the blue (1975, farmhouse strand) woodland or only the pink (Bute–WGR strand) land.
  • Whether it connects to 1928. If it burdens Parcel A land, it would show Bute dealing with that land in 1924.

Interpretation and wider context

UNRESOLVED. Relevance is neutral or significant depending on the plan.

Locality control — do not conflate the two Llandoughs

The Museum Wales catalogue for MS 3360/3 describes 1924 sale particulars for nine farms forming part of the Llandough Estate and gives the place as “Llandough, Llanfair (Glamorgan)”. The separate Gwyn & Gwyn archive-material list also records “Sale of Llandough estate 1924”, Box H, bundle 11.

Scope decision: material concerning Llandough/Cowbridge is outside this wiki’s subject. It is not attributed to Llandough-juxta-Penarth, Great House Farm or Parcel A/Parcel B. No GHF evidence ID has been assigned to MS 3360/3.

Do not connect the sale particulars to this 15 May 1924 Bute–Corbett drain agreement merely because both are dated 1924. The original agreement and plan remain unexamined; its relevance depends on their contents and geography.

Interpretation: working hypotheses

Working hypotheses, kept apart from the record above. The record text on this page is unchanged. None of these is a finding: each line is labelled as inference, theory, a reading that cuts against the case, or a discarded theory, and names the evidence it rests on and what would confirm or refute it, so the reader can test it. Updated 25 Oct 2026 (v2: ingredients wording).

The 1924 drain agreement lead

INFERENCE · D-01The 15 May 1924 Bute–J. P. S. Corbett drain agreement is entered on the woodland title WA735527 as the only charge not limited to a plan colour, so it is registered against the whole title, including land that came through the 1975 conveyance; it no longer appears on the residual farm title WA231076 (record, register views). Glamorgan Archives DSA/12/4232 records a sale "Lord Bute to Miss O.S. Corbett" of a plot opposite O.S. 60, with correspondence of 6–22 Mar 1924, two months earlier. Working hypothesis: Bute was still dealing with this land as owner in 1924. That the May drain serves the March plot is an inference, not shown; O.S. 60 is a field on the south-east edge of the village, not the farmhouse plot (O.S. 36).

Would be confirmed by: The 1924 agreement and its plan (HM Land Registry WA231076 item 2; Glamorgan Archives DSA/12/4232) showing the drain's route across or beside the house parcel.

Would be refuted by: A plan placing the drain wholly away from the house parcel, or a Registry note that the entry was carried over without a plan for clerical reasons.

Status: Open lead

DISCARDED THEORY · D-02DISCARDED: the theory that the 1924 drain agreement burdens only land outside the 1975 farmhouse strand and so tells us nothing about Bute's title. Reason: on WA735527 the entry is unlimited by tint and so registered against the whole woodland title, including 1975 land.

Rests on: EV-0015 · EV-0169 · research log E128

Would be confirmed by: Would be revived by a filed plan limiting the entry.

Would be refuted by: Refuted by the register view as read.

Status: Discarded
