WhatsApp research-gap audit

Cross-check of the WhatsApp research updates against the Great House Farm Wiki and case-research repository.

Record status: this page is a research-management note, not primary evidence. Chat summaries and catalogue entries are leads until the original record is checked. No allegation of fraud, collusion or invalid title follows from a date coincidence or a missing record alone.

Priority 1 — archaeology planning file

Original required Vale planning file 1992/00671/RES, reportedly a 43-page “Archaeology responses” section. Tab's chat reports a GGAT objection dated 15 December 1993; a Condition 18 discharge decision reportedly dated 15 February 1994; and a developer-agent letter reportedly dated 5 May 1994 about Ideal Homes Wales paying for the excavation and choosing the contractor. This audit has not inspected the 43 pages, so these are search targets, not verified transcriptions.

Obtain the section and attachments, transcribe with page numbers, and cross-check against Condition 18, the original excavation report, GGAT correspondence, the Home Office burial licence and the Council's decision. The Wiki already contains the broad Condition 18/licence issue in GHF-E148 and EV-0132; add specific details only after checking the original.

Priority 2 — exact archival references

Catalogue lead, file unseen Glamorgan Archives references reported in the chat:

The chat says the VG41 register and map can be viewed free by appointment at the Vale Civic Offices in Barry. Confirm current access arrangements before travelling.

Priority 3 — the thirteen-house proposal and petition

Tab reports that 1974/00270/FUL is a BP Pension Trust estate application, not the separate thirteen-house proposal associated in the chat with Mary's petition. Seek the distinct 1972–74 Penarth UDC planning file, including plans, committee minutes, notices and the petition. Do not link the proposal to 1974/00270/FUL without the original record.

The Wiki's Daily Telegraph report of 16 April 1974 says about 1,000 people signed a protest petition. A figure of 1,700 was mentioned online in the chat, but no source was identified. Keep that figure unverified.

Priority 4 — the 1995 “new village green”

Press lead, not recovered The chat reports a 1995 South Wales Echo article about a “new village green” at Llandough and a £10,000 Vale grant around the Church View Close development. The exact date and full article are not recovered. It may describe a newly made green rather than 1970 VG41. Obtain the article, grant decision, planning file and plan before identifying the land.

Title and legal cautions

VG41 deadline and 31 December 1969 transfer

The chat reports an application deadline of 2 January 1970, two days after the reported WGR-to-BP Pension Trust transfer dated 31 December 1969. The date proximity alone proves nothing about manipulation or invalid registration. Tab's own counter-check says the registration authority could register a green without a private application. The Wiki already records the later VG41 objection period, 1 May 1970–31 July 1972, in EV-0263.

WA231076 versus WA240304 — Forms 1E and 1C

The chat reports a Form 1E / Form 1C comparison and a reference to Wontner's Guide (1975), p.174. This does not prove that BP lacked a deed or made a false application. Obtain both full first-registration applications, declarations, title plans and supporting documents; verify the practice-book passage before drawing a conclusion.

Smith v Molyneaux [2016] UKPC 35

The legal-critique site already carries the correct caveat: the Privy Council dealt with a British Virgin Islands case, the parties accepted the relevant proposition, and the Board held permission need not be acknowledged. It is persuasive, not binding, in England and Wales; it does not amount to general approval of every aspect of the 1987 Buckler judgment. Official case record.

1940–42 woodland transfer — do not conflate parcels

The chat reports an offer of approximately 109 acres of Leckwith Woods to Cardiff in 1940 and completion in April 1942. The current working land-transfer assessment treats the deed and plan as decisive: no link to the Great House Farm 1916 tenancy has been established, and any overlap with A-North remains unproved. Keep the reported 1942 Cardiff transfer separate from the later woodland-title chain unless instruments and mapped boundaries show that the same land is involved.

Next actions

  1. Copy the entire 1992/00671/RES archaeology-response section and attachments.
  2. Supplement the unsent Glamorgan Archives enquiry with GC/PL/1, /5, /6, UDPE/C/1/60, unlisted VG41 files and the D696 plan/rent series.
  3. Find the separate 1972–74 thirteen-house planning application and original petition.
  4. Recover the 1995 green article/grant record and compare its boundary with VG41 and Church View Close.
  5. Obtain both HMLR first-registration application files and verify the Form 1C/Form 1E lead.
  6. Inspect DXNO16/6/1 and DX647.
