Correction — 15 October 2026: a plan image identified by the family as associated with the 1877 Daniel Thomas & Son agreement is already in the Media Library and is now displayed here. The image’s presence does not establish that the full instrument or its operative wording has been located; the exact legal character of the transaction remains open.
Correction — 20 October 2026: the plan’s date and origin are unknown. It was disclosed in 2026 with a family statement. It is not shown to come from the 1877 agreement, which is not yet in hand [SOURCE PENDING]; our case, prospective, links the two. It is the only known source for the three-way split of Parcel A, much as Parcel B is known from the 1939 tenancy plan.
INFERENCE / PROVISIONAL RECONSTRUCTION — NOT A TRANSCRIPTION OF THE 1877 INSTRUMENT
The plan image is a spatial clue for testing the extent of the Williams house parcel and its relationship to later field tenancies. The working alternatives remain a sale of the house parcel or a quarry/mineral arrangement with the freehold effect unresolved. The plan alone cannot decide that legal character; compare the 6 November 1877 counterpart lease, Bute X.6(12) accounts and the 1938 Bute–WGR conveyance.

FAMILY EVIDENCE. Mary (Nancy) Williams’s statement describes a Bute transaction separating the farmhouse and about 10 acres from about 9 acres Bute kept, with a Daniel Thomas quarrying arrangement. [SOURCE PENDING] A Cardiff Library copy of the deed and its index card were lost in 1984.
- Whether it was a freehold conveyance or a quarry lease.

High-level Cedwyn Estate theory cross-reference: This is a starting point for the Cedwyn Estate title hypothesis, but the 1877 item is catalogued as an agreement whose effect may have been a sale or a quarry lease. It becomes more evidence of an estate split only if the original terms, plan, reservations and later completion/vesting documents establish what land and interest passed. Do not treat the title of the catalogue entry as a conclusion. Read the Cedwyn Estate Working Theory.
Instrument identity and provenance boundary
This entry concerns the family-reported Bute–Thomas arrangement relating to the Great House Farm house/quarrying parcel. It must be kept distinct from the photographed 6 November 1877 Clyde Street, Roath building lease and the checked 2 May 1877 Pembroke Terrace, Cardiff lease. Neither Cardiff instrument is a substitute for the unlocated Bute–Thomas instrument or its plan.
The current evidential status remains limited: the family identifies this arrangement from recollection and related records; the original instrument and the complete associated plan have not been independently authenticated here. Keep “sale,” “quarry lease,” conditional transfer/reverter wording and parcel extent as questions until the operative document or reliable contemporary record resolves them. See EV-0008, EV-0213 and the Kissed Frogs register.
