Quotation (verbatim): “The woodland was sold to the LAW by BP Pension Fund which owned it until 1988” (SWE 26 Jun 1990). Seven woods “in Llandough and Leckwith from the Land Authority for Wales”: Reservoir Wood (Llandough), Coed Sion Hywel, Coed Cwm Cydfin, Coed Creigiaidd, Coed y Stofer, Factory Wood, West Hill Wood (SWE 11 Sep 1990). LAW advertised “Lewis Road Llandough … acres of Prime Residential Building Land For Sale by Private Treaty” (SWE 9 Nov 1989; OCR reads “488”, probably 4.88: UNCONFIRMED). 127 acres “between Leckwith Hill [and] Llandough including 18 acres of special scientific interest” to the county council (SWE 7 Nov 1994).
Fits with: Traces the WGR/BP estate residue around the farm after the 1987 judgment: BP Pension Fund → Intercontinental (Oct 1988) → LAW (Nov 1988) → South Glamorgan CC (1994–95). LAW also held Ynyston Farm, Leckwith, a former WGR farm let to W. S. Coles from 1934 (DBDT121/2). A LAW abstract of title would recite WGR’s root.
Cuts against: The 1988 buyer was a private joint venture (Helical Bar and Richard Morgan & Co) chosen by open tender from about 800 parties, which cuts against reading the sale as a concealed government transfer. The Great House Farm site itself stayed with BP Properties Ltd. LAW spent £9.5m on land across all of Wales in 1988–89, so Llandough was ordinary business. The press is inconsistent on whether the 1994–95 transfer was a gift or a sale. Snippets may splice neighbouring columns.
Notes: Search snippets only; the articles need reading in full before any figure is relied on.

Interpretation: working hypotheses
Working hypotheses, kept apart from the record above. The record text on this page is unchanged. None of these is a finding: each line is labelled as inference, theory, a reading that cuts against the case, or a discarded theory, and names the evidence it rests on and what would confirm or refute it, so the reader can test it. Updated 25 Oct 2026 (v2: ingredients wording).
The Intercontinental sale motive
INFERENCE · S-01Records on the land's later use, set side by side. The 23 May 1975 conveyance reserved 80-year rights to build roads and sewers across the farmhouse plot "to serve any development of the Retained Land" (EV-0052). In Dec 1986 BP Properties granted a charge to Intercontinental Land & Development Co Ltd (EV-0251); S-02 records it as a commercial relationship, not a dealing with Llandough. In Oct 1988 the BP Pension Fund sold about 1,300 acres in South Wales to Intercontinental Land & Development (Cardiff) Ltd for £29,375,400 after a tender (EV-0093, EV-0270, record, press and company filings). Working hypothesis: a registered title made the land easier to sell for development. Nothing read so far ties the 1982–83 filings to that sale, and S-02 sets out why a pre-arranged sale was discarded.
Rests on: EV-0052 · EV-0093 · EV-0269 · EV-0270 (this page) · EV-0251 · research log E94, E127
Would be confirmed by: The Land Authority for Wales board papers (TNA WA 9/49) or the 1988 sale schedule showing Great House Farm in the package and reliance on the 1983 title.
Would be refuted by: A sale schedule excluding the farm, or evidence that the sale was conceived only after the 31 Jul 1987 judgment.
Status: Open (inference only)
DISCARDED THEORY · S-02DISCARDED (cuts against): the theory that the 1988 sale was pre-arranged before the 1987 judgment. Reason: the Cardiff buyer had its own bank finance from 13 Apr 1987 for something before the BP tender; its BP purchase rests on a contract of 23 Sep 1988 with loans of 28 Oct 1988, after an open tender of about 800 parties. The Dec 1986 charge by BP Properties to the Intercontinental group shows a commercial relationship, not a dealing with Llandough (logged as context).
Rests on: EV-0270 (this page) · EV-0251 · research log E127, E129
Would be confirmed by: Would be revived by any 1986–87 document naming BP land in the buyer's financing.
Would be refuted by: Refuted on the company filings read.
Status: Discarded
